The Review · Vol 10/26 · September 2026
The buyers didn’t leave, they’re waiting on the sidelines
Written by Pawel Parafianowicz, Founder | Broker, Coral Realty Group ·
It’s been a while. The Review has been quiet since January while we rebuilt Coral from the ground up: a new look, a new website and a better way to share what we see in this market. If you haven’t visited coralrealty.ca lately, take a look. Every one of our listings now gets its own film. You can get a home valuation online, browse our past sales, meet the team and read every past issue of The Review in one place.
We’re back, and there’s a lot to catch up on.
September looked a lot like the rest of 2026: steady, cautious and quieter than it should be. Sales rose from August as they usually do, but stayed well below last year. Prices rose from August too, but by less than a typical fall. Fewer owners listed. On paper it was another slow month.
The more important story is why it’s slow. In August, the City of Toronto recorded fewer sales than in August 1996, when the city had over 700,000 fewer people. That isn’t a lack of demand. It’s a lack of confidence. This month we look at what’s holding buyers back, including a jobs report that came in far worse than expected, how far prices have come down from the peak and why we think the bottom is close. See “Our thoughts” below.
